How does InstantGC work?

You take photos of a property (or import them from Google Drive or Dropbox), enter basic details like square footage and year built, and our AI analyzes everything to produce a categorized renovation cost estimate in 1-2 minutes. The estimate is broken down by category — kitchen, baths, roof, HVAC, electrical, plumbing, exterior, structural — with low/mid/high ranges and reasoning for each line item.

How accurate are the estimates?

Estimates are calibrated to your zip code using regional pricing data, not national averages. They're designed for deal screening — close enough to know whether a property is worth pursuing. Once you're under contract, we recommend getting a real general contractor bid before construction. Every estimate in the app and every PDF includes this disclaimer.

What happens to my photos?

Photos are uploaded to our secure cloud storage and sent to Anthropic's Claude AI for analysis with your one-time consent. Anthropic does not use your photos to train their models or retain them after processing. We delete photos from our storage within 30 days. See our Privacy Policy for full details.

Why is the AI asking me questions?

On Pro and Investor tiers, the AI may ask follow-up questions during the estimate flow — for example, "Is the roof original to the home or has it been replaced?" These questions help fill in details the photos couldn't show. Answer based on what you know; if you're not sure, you can skip them and the AI will use its best estimate.

How do I customize material prices?

Settings → Material Pricing. You'll see all line items in the catalog organized by category. Tap any item to set your own unit cost — useful if you have specific contractor relationships or pricing that differs from regional averages. Your overrides flow into all future estimates. Tap "Reset" on any item to revert to the default.

What's the difference between Pro and Investor?

How do I cancel my subscription?

Subscriptions are managed through your Apple ID. To cancel, go to Settings → Apple ID → Subscriptions on your iPhone or iPad, find InstantGC, and tap "Cancel Subscription." Your subscription stays active through the end of the current billing period.

I switched phones — how do I restore my subscription?

In the app, go to Settings → Account → Restore Purchases. Make sure you're signed in to the same Apple ID you used when subscribing. The button will reactivate your subscription on the new device.

How do I delete my account and data?

In the app, go to Settings → Account → Delete Account. This is permanent and removes all your projects, photos, and account information from our systems. There is a two-step confirmation to prevent accidental deletion.

The estimate doesn't match my contractor's bid — why?

InstantGC produces a screening-grade estimate based on photos and standard regional pricing. Real contractor bids vary based on local labor rates, contractor markup, scheduling pressure, scope decisions, and details that can't be seen in photos. If a contractor's bid is significantly different, both can still be reasonable. Use InstantGC to decide if a property is worth pursuing — use a real bid to plan construction.

Can I share an estimate?

Yes. From any estimate screen, tap the share icon to export a styled PDF. The PDF includes the project details, the categorized cost breakdown, and the AI-generated disclaimer. Useful for partners, lenders, and contractors.

Can I import photos from Google Drive or Dropbox?

Yes. When creating a new project, choose "Paste Listing" or use the photo import option to paste a Google Drive or Dropbox folder link. Make sure the folder is shared publicly (anyone with the link can view). InstantGC will pull the photos directly into your project.
